Professional Maintenance for Rental Properties & High-Use Hot Tubs
Our Rental & High-Use Hot Tub Care Program is specifically designed for short-term rentals, vacation properties, shared-use spas, and other high-demand environments where water quality can change rapidly between service visits. This program provides the minimum recommended level of professional maintenance required to help maintain safe, sanitary, and reliable water conditions. The spa must be located on an active maintenance route.
Program Includes:
- 2 professional technician visits per week

6 scheduled water changes per year (every 2 months)

12 filter cleaning services per year (monthly)
During Each Service Visit:
- Water testing and analysis
- Chemical balancing and treatment adjustments
- Inspection of spa operation and equipment
- Cleaning as required to maintain water clarity and sanitation
- Monitoring of sanitizer levels and overall water condition
- Identification of maintenance concerns before they become larger issues
Important Service Information
This program is intended as the bare minimum level of service for rental and high-use hot tubs. Due to the increased bather load and the unpredictable nature of guest use, water quality can deteriorate quickly and may require more frequent maintenance than is included in this program.
Industry best practice is to completely drain, refill, and rebalance the hot tub, along with thoroughly cleaning the filters, between guest stays whenever possible. This full water and filter service provides the highest level of sanitation and water quality and is strongly recommended for properties with frequent guest turnover.
Even with twice-weekly service, periods of heavy use, back-to-back bookings, contaminants introduced by bathers, weather conditions, or other environmental factors may require:
- Additional service visits
- More frequent water changes
- Additional filter cleaning or replacement
- Corrective water treatment and balancing
Any services required beyond those included in this program will be billed separately as needed.
